Citadel Environmental Services, Inc. (Citadel) was contracted by a well-respected real estate firm to conduct a third-party Energy Efficiency Assessment in accordance with Los Angeles Department of Water and Power’s (LADWP) Solar Photovoltaic Incentive Program at a high-end Galleria, in Los Angeles. The Galleria is a retail and entertainment complex built on parts of the historical Farmers Market. It offers 600,000 sq. ft. of retail floor area, and has a seven-story parking structure, with approximately 3,500 spots on a floor area of 1,264,000 sq. ft. 

The Energy Efficiency Assessment was completed to initiate a 1,000 kW AC solar photovoltaic system project. The solar system is to be installed on the top floor of the parking structure. The proposed system would deliver approximately 1,900 MWh of electricity on the first year of operation, which would be theoretically enough to power the entire parking structure. 

A total of six (6) electrical meters was studied. The meters supply electricity to office buildings, the parking structure and a variety of exterior loads, such as lighting, water pumps, water filtration and treatment systems, a historical trolley, clocks, audio/video equipment, and retail kiosks. 

The objectives of the audit were to obtain general operating information and to profile the usage of energy at the property in order to identify potential areas of savings.
